Daytona area home sales up, prices down!

Daytona Beach - A continuing slide in the median sales price for single-family homes sparked a slight increase in December sales in the two-county region.

The median price for the existing houses sold — where half sold for more and half sold for less — in Volusia and Flagler counties was $141,300 in December, according to a Florida Association of Realtors report released today. That is a 22 percent drop from the December 2007 median sales price of $181,900. The drop enabled realtors to sell 513 homes in the two counties during the month, up 13 percent from 454 in December 2007, but down 12 percent from 584 sold in December 2006.

Median sale prices also fell for condominiums in the two counties, but there was no corresponding increase in the number of sales. The median condo sale price was $155,000 for December, down 35 percent from $237,500 in December 2007. Realtors sold 47 condos in the month, down 10 percent from 52 in December 2007.
